The asset includes areas and buildings partly already decommissioned from railway operations. In 2019, FS Sistemi Urbani, together with Roma Capitale, began the process of an urban planning variant for the transformation of the disused railway areas of Roma Tuscolana; this variant, adopted in February 2020, is currently in the approval phase. The urban regeneration project envisages up to 34,000 square metres of SUL with a new functional mix, the reorganisation of public spaces and the establishment of green areas to serve the neighbourhood. With the regeneration of this area, new urban-level functions will be ensured and the interchange between the FS Tuscolana station and the Metro A \u2018Ponte Lungo\u2019 stop will be enhanced. In 2024, FS Sistemi Urbani signed a Memorandum of Understanding with SSABAP and MIC to share the urban regeneration guidelines of the area, on the basis of which it drew up a vision for the development of the areas.
