The TZP's urban planning permit allows construction upon submission of an implementation plan, and includes a hotel use for a total area of 11,400 sqm and an agricultural use for a total area of 27,800 sqm.

The total buildable GFA is 7,982 sqm, of which 4,500 sqm for hotel facilities and 3,482 sqm for agricultural facilities, which will be used solely for the storage of products such as oil and wine and for the sale of food and wine products from the Valtenesi area. The urban planning destination of the area, as provided for by the current Territorial Zoning Plan, identifies a hotel area regulated as “Transformation Area 19” of the Planning Document, subject to an implementation plan (currently no application has been filed by the company) and as farm area (covered by a project approved through one-step business advisory centre procedure approved by the City Council). The entire area is included in the “Area of notable public interest” landscape restriction established by Ministerial Decree of April 27, 1976. Therefore, the project has been submitted to the Superintendency of Bergamo and Brescia for review.
