The redevelopment project of the site involves the demolition of some sheds and complementary rooms located on the edge of the lot, of the southern pavilion (facing via del Linificio) and some of the warehouses in the northern part of the area. The almost complete conservation of all the warehouses is envisaged, with the removal of parts of the roof to create open-air spaces which allow the surrounding environments to be illuminated; courtyards of different sizes will thus be created, some communicating with each other and connected with the open spaces. The area extends for 63,000 sqm (excluding the watercourses within the perimeter of the lot) with a covered area of approximately 39,600 sqm, intended for multiple functions. The warehouses in the north of the area, having been partially demolished, will be restructured to house a school and/or other training facilities. The multi-storey building is intended for special residence purposes, with an extension on the ground floor of related services potentially open to external users. The smaller units (shops, bars, craft shops, offices) will face the ground floor on the “via del Mercato”, with the possibility of extending to the upper floor, where the apartments will also be located. Along the other north-south route, which from via del Linificio will be developed along the supply channel of the hydroelectric plant, a bike-hotel, restaurants, recreational and leisure facilities and large shops will be created. In addition to the canal, the largest warehouse, the only one not destined for demolition, will be converted into a gymnasium.

The project provides for a multiplicity of functions and intended uses, listed below:

• Residences for the elderly and/or guesthouses;
• Residence.
